Feb 24,2015 Ennisclare Waterfront Condos in Oakville for Sale or Rent 2170,2175,2180,2185 Marine Dr.

There are 4 condos for sale in Ennisclare 1 on the North Side of Marine (2175 and 2185 Marine Dr.) and 4 condos on MLS in Ennisclare 2 on the Lake side (2170 and 2180 Marine Drive). Prices range from $424900 to $599900 in Ennisclare 1 and average at $347/sq ft. In Ennisclare 2 the prices range from $649900 to $1995000 and average $507/sq ft. Please give me a call to discuss the comparison of Ennisclare  with what is available at  The Shores at over $700/sq ft.  There are also 3 Ennisclare condos conditionally sold that are not on the list so the market is good and units are selling. From 8% To 48% in Six Months – WOW

Six months ago I wrote how the sales to listing ratio was 8% over the previous 2 months. http://eyesonoakville.wordpress.com/2009/01/24/the-8-challenge/ I just ran the numbers for Oakville and over the last 30 days we sold 359 homes and there are currently 738 homes on the market. The current sales to listing ratio is 48%. How did we go from 8% to 48% in just 6 months in an environment where unemployment is high and the recovery is questioned? WOW WOW WOW I quess it answers the questions raised by my observations of multiple offers and interest rates 2 months ago http://eyesonoakville.wordpress.com/2009/05/31/multiple-offers-interest-rates/

Homebuyers are telling us something here with their wallets. Is it a blip? Time will tell but just as I noted the extreme of 8% in Dec/Jan it is imperative to point out that 48% sales to listing ratio can not be sustained without reducing inventory and the subsequent supply and demand impact of higher prices. Will we cool on sales or are prices going to spike? I thnk prices are headed up-What do you think?

Downsize in Ennisclare and Raise Cash

If you would like to raise cash, reduce the size of your Ennisclare Unit, but stay in this wonderful community why not downsize to a smaller unit. In Ennisclare I there is a unit listed at $310K and $324K. In Ennisclare 2 there are units at $449K and $459K. If you are in a larger or higher unit you could downsize, stay in the complex and raise cash.  Please leave a comment if this is of interest.
